Strategies for communal real estate - Seligenstadt community centers

Goal: Due to the tense budgetary situation, it is becoming more difficult for a lot of municipalities to take over some of the expensive maintenance and management services for community centers. Thus, options for the optimization of the existing usage in community centers along with the partial conversion and new usage should be examined. In important component of this study was creation of basic income and expense transparency and the figures for user-based costs.
Location: Seligenstadt (Offenbach district)
Basis: Request from the city of Seligenstadt; cooperation between the city Seligenstadt, Nassauische Heimstätte and the technical university of Darmstadt (Technischer Universität Darmstadt)
Development: In 2006, the start of the cooperation between the city Seligenstadt, Nassauische Heimstätte and the technical university of Darmstadt (Technischer Universität Darmstadt). 2007/2008 Determination of basic conditions, inventory analysis of community centers, surveying of clubs and contacts, structure and process analysis (construction and development organization), detailed income and expenses analysis for the years 2003 to 2007, required analysis for logistics and social infrastructure in the city districts, competition analysis for event rooms, SWOT analysis, development of scenarios. 2008 Completion of the study in June
