Eltville: a place for new perspectives

Aims: The demolition / selective dismantling of the Rheingauhalle. This multi-purpose hall, around 17,400 cubic metres in size and dating from the 60's, is no longer in a usable condition due to its poor structural state. Subsequent to the dismantling in conformance with regulations, the building conversion for the entire area is expected to reinforce the city's tourism image. The building of a comfortable new conference hotel is encouraged in connection with this.
Location: Eltville, Rheingau-Taunus-Kreis
Basis: The Commission Order of Nassauische Heimstätte in collaboration with Rheingau Association
Process: Nassauische Heimstätte appoints the Rheingau Association (with its 7 member communes) as its city conversion manager, to implement the city conversion program in Hessen. With the Rheingauhalle in Eltville, it shall act as a trustee, coordinating the entire dismantling operation. One particular challenge here will be the various hazardous materials used within the building, including asbestos, artificial mineral fibres and polycyclic aromatic hydrocarbons. The business shall co-ordinate and regulate a detailed hazardous building materials assessment, the results of which will be included in the comprehensive service index.
Financing: The dismantling operation, in accordance with the terms and conditions of the order, is expected to cost only 290,000 euros in total and not 430,000 euros as originally estimated. A prerequisite to this was a hazardous building materials assessment consolidated by experts in the field, with a service index suited to the hazardous elements situation, with no annexes to the contract to be paid separately.
