Development project Bad Schwalbach

Goal:	Living by nature in the middle of the city
Location:	the development area is located on the western city boarders of the Bad Schwalbach city centre
Basis:	City council ruling: Charter of urban development (in power May 1993) and the development plan (as of February 2000)
Scope:	approx. 4 ha
Length of time:	Development of the area until the start of 2001; Selling of the estates from 2001; Overall completion of the area in summer 2005
Investment:	approx. 6.5 € from public development investors (without any private investments by the clients)

Directly on the skirts of the wood, right next to the school centre and nursery school, the Naussauische Heimstätte in Bad Schwalbach developed the residential area "Emser Straße/Fasanenweg" to build detached and semi-detached houses. The are offers all the advantages of a "Green City" not just to young families with children, but also to all other kinds of buyers. The nature and countryside is right on your doorstep and the city centre is within walking distance.

In order to precipitate the rapid development of the residential area, it has been declared an urban development project in accordance with the Baugesetzbuch (BauGB) - German construction law. This was the only way that a uniform price for the land could be guaranteed, so that the building area's finances could be calculated, which was of great use to the clients.

A development office has been set up on site to ensure that all urban developmental, technical and economical assignments are carried out efficiently. There every step in the process of an urban developmental project was carried out, from purchasing and dividing the land and its development to the sale of the building site to private clients. Advice when applying and executing building projects are just a part of the scope of services provided by the Nassauische Heimstätte as the management and controlling of the development project's finances as the city fiduciary.
