When the factory gates stay closed – feasibility study for marketing of former company premises

The Kamps Brot- und Backwaren GmbH had to close their factory at the Eschwege-Niederhone location in 2005. What remained was an industrial wasteland of approx. 1.1 hectares in direct proximity to the local center and the essential infrastructure facilities of the quarter. The commercially built property lies directly on the location thoroughfare and is surrounded by predominantly rural residential area structures.

Concrete use perspectives should already exist in the marketing of the area, which consider the overall urban development as well as the demographic and commercial perspectives of the region. Factors that must initially be coordinated with the county seat.

A problem, which Wohnstadt Stadtentwicklungs- und Wohnungsbaugesellschaft purposefully solved within the scope of a feasibility study:

It developed three different versions and presented different use possibilities for the factory premises. At the same time, it delivered an assessment of the feasibility of the three models, which was additionally supplemented through first cost assessments. In this way,  it succeeded in realistically checking the respective marketing capability. A clear favorite finally emerged among the possibilities developed, for which Wohnstadt was able to give valuable recommendations for further action and  for potential promotional possibilities.
